Terms & Conditions: short & medium term rentals

Definition

Short & Medium term rentals are defined as "Transitory contracts" (Contratti Transitori) and are thought for tenants who intend to move in the property rented for limited time, typically for work, study or leisure reasons. The main differences from the long-term (residential) contracts are the followings:

- The lenght of the rental period is flexible from minimum 1 month to maximum 18 months. In order to be elegible for this type of contract the Tenant must provide proof of his temporary residence in the city, be it a job contract, a university enrollment certificate or a tourist visa. The Tenant cannot relocate from his official dwelling place abroad to this temporary home. In other words the Tenant cannot become fiscal resident in the Municipality of Venice while staying in his property.

- The landlord cannot terminate the agreement until its natural expiry date (exept for critical reasons) while the tenant is commonly allowed to terminate the agreement anytime with 3 month's notice.

- The property in most cases is offered furnished and fully equipped, including beddings and kitchenware. in most cases is also available Wi-Fi internet connection and basic appliances.

- The Rental Fee is normally higher than for the Residential contracts, but the Reimbursable Security Deposit that the tenants have to pay to the Owner is equivalent to 1 or 2 months’ rent.

- The Tenant is normally requested to reimburse the utilities to the owner who was previously billed by the suppliers and advanced the payment for him.

- This type of rentals are commonly booked by the Tenant from abroad, without physically visiting the property, on the assumption that the information provided by the Agency on its website and by e-mail are updated and complete.

General

Venetian Properties operates as agent for property owners wishing to rent its property for short and medium terms through the agent intermediary. The agent represents a client interested in renting a property and acts on his behalf for the rental as outlined in the lease contract.

Booking acceptance is subject to availability of the selected apartment and payment of the Rental Deposit.

All utilities such as electricity, gas, water, heating and air-conditioning (if applicable), telephone and internet, are to be paid separately at the end of your stay. Cleaning services, sheets & towels may be available upon request, the cost of which is to be paid separately at the end of your stay.

The Tenant is requested to pay the Agency Fee after checking-in the selected property: the standard Agency Fee equals to one month's rent, but can be negotiable in case the rental period is short. In any case we suggest to negotiate the Agency Fee prior to confirming the booking.

When you book with Venetian Properties you agree to the booking conditions outlined here. Please ensure that you have read the booking conditions carefully to avoid any inconvenience.

Availability request

After placing a request on our website, you will receive an e-mail as to the availability of the chosen apartment. Once you have received written confirmation of availability by e-mail from us, you may proceed with your booking signing the lease contract which will be sent to you.

Rental Fee

It is important to understand that the monthly rental fees published on this website refer to yearly contracts, which are the market benchmark. The standard rates and minimum stay periods are subject to change in high and low season. In general the longer will be your rental period, the lower will be the monthly rental fee, and viceversa.

A Rental Deposit normally equal to one month's rent must be paid when completing the Booking, unless otherwise specified during the negotiation. The following payments will be agreed upon according to each single property owner's request. Instructions will be provided during the negotiation according to the property requested.

Confirmation of booking

In order to reserve the selected property the Tenant is requested to read and sign the lease agreement mentioned above. The lease agreement should be delivered by e-mail in PDF format while the original paper copy must be handed over at check-in.

As soon as the Rental Deposit and the lease agreement has been received, you will receive written confirmation of your booking and the lease agreement will be returned countersigned by the owner. Venetian Properties reserves the right to refuse a booking without explanation. Bookings cannot be accepted from persons under 18 years of age at the time of booking.

Arrival and departure

You are required to inform us of your arrival details (flight/train number, airline company, city of departure and landing time) no later than 4 days prior to your arrival so that we may recommend the best means of transport for you to reach the vaporetto (Venetian ferry) stop closest to your apartment and arrange the handover of the apartment key.

It may be possible to arrange for early arrival at your apartment upon request prior to your arrival, subject to availability. If you intend to arrive after 20.00, we reserve the right to charge a € 80 late arrival fee, to conduct the handover of the apartment.

On request, we can arrange your transport from Venice airport (Marco Polo), the railway station (Ferrovia Santa Lucia) or main bus station and car park at Roma Square (Piazzale Roma) to and from your apartment, with pre-booked water taxis, subject to availability.

Number of people

You will be required to provide the details of all persons who will be staying at the apartment for all or part of the rental period. The maximum number of people staying in the apartment must not exceed the number stated in the contract without prior written agreement. We reserve the right to charge an additional fee, to refuse, revoke or cancel your booking at any time, if persons other than those stated in the lease agreement live at the apartment.

You agree to keep noise levels to minimum between the hours 23.00 to 7.00 and consider other residents of the apartment building. Further, please note that we, the Property Owner or one of his/her representatives, reserve the right to access the apartment, by appointment, at any reasonable time for maintenance or inspection purposes. In such an instance you will be contacted in advance, unless it is an emergency.

Security deposit

You will be required to pay a Security Deposit to cover costs related to any loss, theft or damage to the apartment or its contents, caused by you or your guests or visitors during the period of your stay.

You are required pay the Security Deposit equal one or two months rental depending on the lenght of your stay. The apartment keys will not be provided and access to the apartment will be denied if the Security Deposit is not paid. The Security Deposit will only be refunded once the inspection of the apartment has been completed, within two weeks from departure.

You must inform Venetian Properties as soon as possible in the event of any loss, theft or damage to the apartment or its contents during your stay. You will be liable to pay reasonable compensation for the loss, theft or damage, to be determined by Venetian Properties. We reserve the right to deduct from the refund of the Security Deposit the calculated value of the loss, theft or damage, as well as the cost of any services that you request which are not covered by the Rental Fee. If the value of the loss, theft or damage exceeds the value of the Security Deposit, you will be required to pay the balance by bank transfer within 7 days of your receipt of our written notification. You will receive written confirmation from us of any such charges no later than 7 days of your departure.

In the event that any keys to the apartment are lost by you, your guests or visitors during your stay, or if you fail to return them at the end of your stay, we are entitled to deduct a fee of €80 from the refund of your Security Deposit and we will arrange for a replacement as soon as possible. In the event of you being locked out because of forgetting the keys inside the apartment we reserve the right to charge €50 to arrange the apartment to be opened.

The property

The Property Owner reserves the right to alter furniture, internal fittings or amenities in the apartment without prior notice. Although we make every effort to update the pictures advertised, we cannot take responsibility for minor differences between the illustration, text or photograph and the actual property. If substantial changes are made to essential parts of the apartment, we will inform you as soon as possible.

It is your responsibility to keep the apartment and all furniture, internal fittings and amenities in the same condition as they were upon your arrival. You must leave the apartment reasonably clean and orderly upon your departure. Venetian Properties reserves the right to charge an additional € 200 cleaning fee in cases where apartments are extraordinarily dirty and require substantial cleaning upon your departure.

In the unlikely event that you should encounter any technical problems or you are unsatisfied with the cleanliness of the apartment upon arrival, please contact us immediately to ensure that necessary arrangements may be made as soon as possible. Any complaints must be addressed to Venetian Properties in writing by email at the beginning of your stay. No refunds or compensation will be paid in respect of complaints addressed to us after the end of your stay or if you fail to contact us immediately upon choosing to vacate the apartment during your stay.

Sub-leasing of the apartment is prohibited. Pets are not permitted in the apartment, unless expressly agreed in writing. Smoking is prohibited in all the properties, unless otherwise expressly agreed in writing. Transgressors will be charged fines of between €50-€500.

Liability of Venetian Properties & the Property Owner

Neither Venetian Properties (acting as agent for the Property Owner) nor the Property Owner shall be responsible for personal injury of any person residing in or visiting the apartment, unless this results from the proven negligence of ourselves.

Neither we nor the property owner can be held responsible for breakdown of mechanical equipment such as pumps or boilers etc, nor for failure of public utilities such as water or electricity. In the unlikely event of breakdown of mechanical equipment such as pumps or boilers etc., you are required to contact us to ensure that necessary arrangements are made as soon as possible.

Neither Venetian Properties nor the Property Owner is responsible for noise, nuisance or disturbance caused by third parties and/or originating beyond the boundaries of the relevant apartment. Compensation for a third party activity will be at the discretion of the Property Owner and Venetian Properties will be under no obligation.

Neither Venetian Properties nor the Property Owner will take responsibility for events and occurrences beyond their control such as adverse weather conditions such as high tide, fires, airport strikes etc., which are unavoidable even with due care. Venetian Properties will not be liable for any theft occurring in the rented property.

Important Information for all Tenants

The properties offered by Venetian Properties are privately owned residential properties and not official tourist accommodation such as hotels, bed & breakfasts, pensions or hostels. As such, they cannot be rated or categorised according to conventional international standards. Indeed, the individual architecture and furnishings of each property reflects the local culture and traditions as well as the Property Owner's personal taste. It is precisely this type of accommodation that Venetian Properties specialises in offering, so that you can enjoy an authentic experience of living like a local and appreciating the unique Venetian way of life in comfort.

We take great care in selecting properties that offer a range of quality and convenience and with which we are confident our clients or an ordinary European citizen will be satisfied. However, we cannot exclude the possibility that differences arising from the special nature of the city of Venice, its architecture, culture and traditions may result in minor inconveniences. Such inconveniences cannot be accepted as reasonable complaints.
